Finca for the adventurous investor near Vejer de la Frontera, Cádiz
It was the lifelong dream of a french engineer to enjoy his well earned retirement on his quaint finca in Andalusia. Unfortunately, it was not to be and the french owner had to abandon his project half way through the restauration of the old farm buildings on his property.
Well away from the coastal highways of the Costa de la Luz the almost 11 acre property enjoys unequalled panoramic views over the vallies of the Barbate River, the mountains surrounding the Bay of Gibraltar and even up to the Morockan mainland. The finca is reached after passing a 500 meter rather rustic country lane at the highest point of the property. It is here where the original cortijo stood and where the first phase of the refurbishement project with a total of 84 m2 has been completed. There are three buildings: one houses the ample kitchen with breakfast corner, the second is a very large bedroom which is supposed to be converted into two smaller bedrooms and the third building is the family bathroom and a storage room to be converted into a third bedroom. The envisaged second phase foresees the joining of the three bodies and the addition of a second bathroom and a large lounge connected to the kitchen. It is posible to increase the existing total built area form presently 84 m2 to 150 m2. It is important to point out that due to the sloping terrain the area of the future lounge and terrace are elevated above the ground allowing for a soutarrain of approximately 50 m2 which can either be turned into an small appartment, stables, office or otherwise. The existing three buildings are of sound quality and well maintained and can be made livable with little affort.
The whole plot slopes down to the south leaving nothing to obstruct the views and the nearest neighbor is about 200 meters away. There are two wells on the property providing plenty of excellent rinking water. The finca is also connected to mains electricity. The land and the buildings are all properly registered and legal.
According to Law in Andalusia, additional costs will be charged to the buyer like VAT, estate transfer tax, costs of public registry of property and notary (official decree 218 - Oct 11th, 2005 'Ficha Informativa')
